Purchase Process

The Garden of Canoa is located just before Canoa Quebrada, a popular relaxation destination, and the number one beach destination in the state of Ceará. The Development is currently subdivided into individual plots, and all infrastructure and full planning are approved for completion. There are currently several options for investors and two land banking options:

Single Lots

Single Plots are an average of 375 m2 and come with full infrastructure and planning for a detached villa of up to 144 m2 (1,546 Sq ft). Plots range in price from just $U.S. 25,000 / 132 reais per Sq Meter depending on size and location.

Development Blocks

Purchase Process

Garden Investor Group has worked for three years to streamline the land exchange process. We have recommended a firm of lawyers in Fortaleza, who have already completed a full due diligence report on The Garden of Canoa.  Your steps will be very clear and within a period of 90 days you will officially have expanded your portfolio to include a solid B.R.I.C. investment.  You will be participating in helping Brazil build for the over 6 million housing shortage.  
 
Contract Process

When you decide that you want to purchase plots with us, we will send you a reservation you will sign and return with 20% of the contract value wired to Eden’s bank account in Brazil. You will provide all the necessary documents to complete the contract process and we will provide a finished contract of purchase.  Upon receiving the emailed or hard copy contract, you will sign the final contract and return all documents via FedEx along with your wire for the remaining 80% and closing costs and taxes as they apply and the purchase process will conclude with the final title and notarized legal contract returned to you for your records within up to 60 days depending on the time of year. 

Closing costs

Closing costs are approximately 5% - 15% depending on the municipality.
